The short answer

Vancouver Overhead Door supplies and installs new residential garage doors in Vancouver and across Metro Vancouver. We remove the old door, springs and tracks, hang and balance the new door, and reconnect or replace the opener so everything runs together. Most single and double doors go in during one visit of about half a day. Price depends on size, style, insulation, windows, hardware and the opener, and we measure and quote on site first.

  • Insulated doors suit attached garages, workspaces and garages under rooms.
  • Your existing opener can often stay if it suits the new door's weight.

When a new door makes more sense than a repair

We repair far more doors than we replace, and if your door is sound with parts still available, we will tell you to keep it. These are the usual signs it is time for a new one:

  • An old wood door that is rotting, warped or sagging.
  • Dents or damage across more than one panel.
  • A damaged panel where the maker no longer produces matching panels.
  • A cold, drafty garage because the door has no insulation.
  • Plans to use the garage as a workspace and wanting a quieter door.
  • Repair bills that keep adding up on a worn-out door.
  • A dated door that drags down the front of the house.

If you're not sure, book a check. We look at the whole door and tell you which way we would go.

Choosing the door: insulation, style and windows

Insulation is the first choice. If the garage is attached to the house, used as a workspace or sits under a bedroom, an insulated door keeps it warmer and cuts noise. For a detached garage off the lane that only holds bikes and storage, an uninsulated door is often enough and costs less.

Then come size, panel style, colour, windows and hardware. A heavier insulated door may need a stronger opener, which we check at the quote.

If you live in a townhouse complex, check with your strata first. Many stratas set the door style and colour. Bring us the approved style and we will quote a door that fits the rules.

What happens on install day

We disconnect the opener and take the old door down safely, releasing the spring tension first. The old door, springs and tracks come out and leave with us.

New tracks go up and are set square to the opening. The new sections are stacked and hinged, the springs are installed and wound, and the door is balanced so it stays put halfway up. A new bottom seal goes on to close the gap at the floor.

Last, we reconnect your opener or fit a new one, set the travel and force, line up the safety sensors and test the auto-reverse. Most single and double doors are done in about half a day.

What affects the price of a new garage door

New door prices depend on the size of the opening, the style, the level of insulation, any windows, the hardware and whether your current opener stays. A single uninsulated door for a detached garage and an insulated double door with windows sit at very different points.

We don't quote new doors over the phone, because the opening, headroom, springs and opener all need to be seen. We measure and quote on site before any work is booked, and the quote covers taking away the old door. If your opener should be replaced at the same time, we say so at the quote and show both prices.

FAQ

Questions homeowners ask

Should I repair my old garage door or replace it?

If the door is sound and parts are still made, repair is usually the better buy. Rot, damage across several panels, parts that are no longer available or a garage you want insulated are the usual reasons to replace.

Is the old door taken away?

Yes. Removing and hauling away the old door, springs and tracks is part of the install.

Will my current opener work with the new door?

Often it will, if it is in good shape and strong enough for the new door's weight. We check it at the quote and tell you plainly if it should be replaced at the same time.

Do I need an insulated garage door?

For an attached garage, a workspace or a garage under a room, insulation keeps the space warmer and quieter. For a detached garage used for storage, an uninsulated door is often enough.

Does my strata need to approve a new garage door?

In most townhouse complexes, yes. Many stratas set door style and colour. Get approval first and we will quote a door that meets the rules.

How long does a garage door installation take?

Most single and double doors are installed in one visit of about half a day, including removing the old door and reconnecting the opener.

Can you give me a price over the phone?

Not for a new door. The price depends on size, style, insulation, windows, hardware and the opener, so we measure and quote on site before anything is booked.
