Installing New Garage Doors in North Vancouver
North Vancouver's rain, shade and steep driveways wear garage doors out faster than most of the region. We replace tired wood and steel doors in Lynn Valley, Edgemont, Deep Cove and beyond.
- Older wood doors on post-and-beam homes are the most common replacement we see on the North Shore.
- Constant damp and tree shade mean hardware and finish choices matter more here.
- Steep driveways often leave a sloped garage floor, so the new door is set to seal along its whole width.

We install new residential garage doors in North Vancouver, city and district. After measuring the opening and checking the floor and opener, we quote on site. Install day usually takes about half a day for a single or double door: the old door, springs and tracks come out and go with us, the new door is hung and balanced to its weight, and the opener is reconnected or replaced. We work in Lynn Valley, Edgemont, Blueridge, Capilano, Deep Cove, Seymour and Lonsdale.
- Upper slopes like Lynn Valley and Blueridge get more snow and frost, a reason to consider insulation.
What rain, cedar and fir do to a North Shore garage door
Rainfall climbs sharply as you move up toward the mountains, and tall cedar and fir keep many lots in shade all year. Garages stay damp. Wood doors on the district's 1950s to 1970s post-and-beam and split-level homes soak up that moisture, swell, rot along the bottom and start to sag. A swollen door also makes the opener strain.
The tracks and rollers rust faster in that damp, too. When we hang a new door, the old track and springs come out with it, so you start with fresh hardware rather than a new door on rusty rails.
If you love the look of wood on a post-and-beam house, we can talk through door styles that suit the architecture while holding up better in the wet.

Sloped driveways and the bottom seal
Driveways on the upper slopes of Canyon Heights, Edgemont, Blueridge and Seymour can be steep. The garage floor often follows, and an old door leaves a wedge-shaped gap at one side. Water runs in, leaves blow in and, after a snowfall, the seal can freeze to the concrete.
We measure the floor at the quote and set the new door's track and bottom seal to close evenly. That small detail is the difference between a dry garage and one with a puddle every time it rains.
Choosing a door: insulation, opener and cost
Upper neighbourhoods see frost and snow more often than Lower Lonsdale. If your garage is attached, sits under a room, or doubles as a workshop, an insulated door keeps it warmer and much quieter. A detached garage used for storage can often get by with an uninsulated one.
Your opener can stay if it is in good shape and suits the new door's weight. We check it at the quote. If it is already straining on a damp, heavy door, we will say plainly that it should be replaced on the same visit.
Cost depends on size, style, insulation, windows, hardware and whether the opener stays. We measure and quote on site, and nothing is booked until you have the figure.
Before you call, it helps to note:
- whether the door is single or double
- how you use the garage
- the age of the opener, if you know it

Questions homeowners ask
Is it worth fixing my old wood door instead?
If the wood is solid and parts are still made, a repair is usually the better value. On the North Shore, rot from constant damp is the most common reason we recommend a new door instead, along with repeated damage and no insulation.
What happens to the old door, tracks and springs?
We remove all of it and take it away as part of the install.
My opener struggles with the current door. Will it handle a new one?
A swollen wood door is heavy, so the opener may be fine once it is lifting a lighter, balanced door. We check its condition at the quote and tell you if it should be replaced.
Do I need an insulated door in Lynn Valley or Edgemont?
For an attached garage or one under living space, insulation helps with the colder, snowier winters up the slope and cuts noise. For a detached storage garage, an uninsulated door is often enough.
My townhouse is in a strata. Is approval needed?
Usually. Many stratas set the door style and colour. Get approval first and we will quote a door that meets the rules.
How long will the job take?
Most single and double doors are installed in one visit of about half a day.
