Garage Door Installation in Vancouver, Lane Garages to Attached Doubles
Many Vancouver garages sit off the lane with an old single door that has seen better days. We replace those, and attached doubles too, with new insulated or uninsulated doors.
- Old single doors in lane garages are the most common replacement we see in the city.
- Tight lane access is planned for at the quote, so install day runs smoothly.
- Uninsulated doors are often enough for a detached storage garage off the lane.

- Homes and townhouses only
For garage door installation in Vancouver, Vancouver Overhead Door supplies and hangs new residential doors on detached lane garages and attached garages from Kitsilano and Dunbar to Hastings-Sunrise and Killarney. We remove the old door, springs and tracks, balance the new door and reconnect or replace the opener. Most installs take one visit of about half a day. We measure and quote on site, since price depends on size, style, insulation, windows and hardware.
- Insulated doors suit garages attached to the house or turned into a workspace.
- Condo parkade gates are commercial strata equipment and not something we install.
Vancouver's lane garages and their original doors
On the east and west sides, many detached homes have a garage off the lane. A lot of them are older single-car garages behind character houses and Vancouver Specials on 33-foot lots, and plenty still have an original or very old door. Those are the doors that stick, drag on the slab and come back for repairs year after year.
When a wood door is rotting at the bottom, warped from years of rain, or sagging in the middle, a new door is usually the cleaner fix. The same goes when the maker no longer produces matching panels. If the door is sound, we say so and repair it instead. We check the whole door before giving an opinion.

Working around tight lanes and shaded, damp lots
Lane access in Kitsilano, Mount Pleasant, Riley Park and Renfrew-Collingwood can be narrow, with fences, bins and parked cars close to the opening. That makes it harder to stage a replacement, so we look at the lane during the quote and plan where the old door comes down and the new sections go.
Vancouver is mild and wet, with most rain between October and April. Mature street trees on the west side, in Point Grey, Dunbar and Kerrisdale, keep many yards shaded and damp. That wears rollers and bottom seals faster and is hard on old wood doors. A new steel door with a fresh bottom seal handles the damp better, and we set it square so it closes evenly on an uneven slab.
Picking a door for a laneway or attached garage
For a detached lane garage used for bikes and storage, an uninsulated door is often all you need. If the garage is attached, sits under a room, or is becoming a workspace or studio, an insulated door keeps it warmer and quieter.
Laneway house construction has already replaced many old garages with new ones, often with modern openers. If you have one of those and want a new door, your opener may well stay. We check its condition and whether it suits the new door's weight, and tell you at the quote.
Price depends on the size, style, insulation, windows and hardware, and on whether the opener stays. We measure and quote on site before booking.
Nearby areas we cover
Alongside Vancouver neighbourhoods like Marpole, Hastings-Sunrise and Killarney, we install new garage doors in North Vancouver, West Vancouver, Burnaby and Richmond. The process is the same in each: a check of the current door and opener, an on-site measure and quote, then an install visit of about half a day for most single and double doors, with the old door taken away.

Questions homeowners ask
Can you replace an old door on a garage off a narrow lane?
Yes. Tight lanes take more planning, so we look at the access during the quote and decide where the old door comes down and the new sections are staged.
My lane garage door is wood and rotting at the bottom. Repair or replace?
Rot that has reached the bottom section, or warping that stops the door closing evenly, usually means a new door is the better buy. If the rot is minor and the door is otherwise sound, we tell you that instead.
Do I need an insulated door on a detached Vancouver garage?
For a detached garage used for storage, an uninsulated door is often enough. If you are turning it into a workspace or studio, insulation keeps it warmer and quieter.
We built a laneway house. Can the new garage's opener stay with a new door?
Often, yes. Newer garages from laneway builds tend to have modern openers. We check its condition and whether it suits the new door's weight at the quote.
Do you replace garage doors in condo parkades?
No. Condo parkades use commercial gates run by the strata. We only install residential garage doors on houses and townhouses.
Is the old door removed as part of the job?
Yes. The old door, springs and tracks come out and leave with us on install day.
