Garage door repair in Vancouver covers doors that have come off track, snapped cables, worn rollers, loose hinges, torn bottom seals and dented panels. Most door repairs run $200–$500 depending on the parts, and most take 1 to 3 hours. Replacing a damaged panel costs more and depends on whether matching panels are still made. If your door is off track, leave it where it is and unplug the opener.
- Nylon rollers and lubrication often quiet a noisy door
- A worn bottom seal is the usual reason water gets in under the door
Door problems we fix
- Off track and hanging crooked. Usually from a car bumping the door, a snapped cable or a roller that popped out. We straighten or replace the track, reset the rollers and rebalance the door.
- Cable snapped or off the drum. Often follows a broken spring. We replace the cable and check the spring at the same time.
- Loud and grinding. Worn steel rollers, loose hinges and dry bearings.
- Cracked or wobbling rollers. Swapped for new ones, often nylon for quieter running.
- Dented bottom panel. Replaced if matching panels are still made.
- Water and leaves under the door. A worn or torn bottom seal.
- Gap at the bottom on one side. A cable stretched unevenly, a track out of line or a sloped floor.

What to do before we arrive and how the repair goes
If the door is off track, don't try to use it. Leave it where it is, unplug the opener and keep people and cars clear. An off-track door can fall.
When we arrive, we secure the door first. Then we work out why it failed, because a door rarely comes off track on its own. A snapped cable, a broken spring or a bent track usually started it. We fix the cause along with the damage.
Once the parts are in, we lubricate the hinges, rollers and bearings, rebalance the door and run it with the opener. We test the safety reverse before we leave. Most repairs take 1 to 3 hours.
Repair costs and yearly upkeep
Most door repairs run $200–$500, depending on the parts needed. Rollers, hinges and a bottom seal sit at the lower end. A bent track section or a pair of cables sits higher. Replacing a damaged panel costs more, and it depends on whether the maker still produces that model and colour. If not, a full new door may be the only clean fix.
A yearly tune-up catches most of these problems early. We check the balance, lubricate moving parts, look over cables and rollers, and test the safety reverse. Damp weather wears rollers and seals faster, so doors in wet, shaded spots benefit most.

Questions homeowners ask
My door came off its track. Can I still use it?
No. Leave it where it is, unplug the opener and keep people and cars away. An off-track door can fall.
Why is my garage door so noisy?
Worn steel rollers, loose hinges and dry bearings are the usual causes. Switching to nylon rollers and lubricating the moving parts often makes a big difference.
Can one dented panel be replaced?
Sometimes. It depends on whether the maker still produces that model and colour. If not, a full new door may be the only clean fix.
How do I stop water coming in under the door?
A worn or torn bottom seal is the usual cause, and replacing it is quick. If the floor slopes unevenly, a thicker seal can help.
How often should my door be serviced?
Once a year. A tune-up checks the balance, lubricates the moving parts and tests the safety reverse, which catches problems early.
Why is there a gap at the bottom on one side?
A cable that has stretched or slipped on its drum, a track out of line, or a garage floor that isn't level. We find which one and correct it.
