Short answer

Vancouver Overhead Door repairs commercial sectional doors, rolling steel doors, parkade doors and gates, and the operators that run them, plus scheduled maintenance for buildings with several doors. We work for property managers, strata councils, facility managers and business owners from Vancouver to Langley, Monday to Saturday, 7am to 7pm, and plan each job so the door is out of use for as short a time as possible.

  • Commercial and strata doors only: loading bays, storefront shutters, parkade entrances
  • Repairs, operator work and scheduled maintenance from one crew
  • Work timed around deliveries, tenants and residents
  • Ten cities covered, from Vancouver and North Vancouver to Surrey and Langley
  • Quotes depend on door type, size, damage and parts, so photos help

The doors we work on

Most of our calls come from five kinds of work.

  • Sectional overhead doors on shops, warehouses and service bays: springs, cables, rollers, hinges, bent sections and track.
  • Roll-up and rolling steel doors on storefronts, storage units and service counters: slats, guides, bottom bars and spring tension.
  • Parkade doors and gates at strata and commercial buildings, including safety edges, photo eyes and the receiver the fobs talk to.
  • Operators: trolley, jackshaft and hoist motors, wall controls and safety devices.
  • Scheduled maintenance for managers who look after several doors or buildings.

We don't service house garage doors or residential openers. Keeping to commercial work means the parts, tools and know-how on the truck match the door in front of us.

How a job is booked and planned

Call or send the form with the address, the type of door, its rough size and age, and the operator brand if there is one. Photos of the damage or the label on the motor save a lot of back and forth.

From there we agree on a time that suits the building. A loading door can often be done before the first delivery or after the last one. A parkade door can be set to stay closed or run by hand while parts are on order, so the entrance stays secure. For strata buildings, the quote can go to the council or the manager, and residents can be told when the door will be out of service.

Most spring, cable, roller and sensor repairs take a few hours. Replacing sections, track or a curtain takes longer, and a new operator is usually about a day.

What a quote depends on

We don't publish prices because commercial doors vary too much for a list to be useful. A quote depends on a handful of things.

  • The door type, sectional or roll-up, and its size and weight
  • How much is damaged: one cable, several sections, or the track itself
  • Whether parts are in stock or have to be ordered, which matters most on older operators
  • How busy the door is, since high-cycle springs and heavier operators suit doors that run all day
  • Access and timing, such as early or late work to keep a bay open

If a door has been hit hard enough that repair would cost close to a new door, we say so.

What we clean

Questions we get

Do you work on house garage doors?

No. We only work on commercial and strata doors: loading and service bay doors, rolling steel doors and shutters, parkade doors and gates, and their operators.

Which cities do you cover?

Vancouver, Surrey, Burnaby, Richmond, Langley, Coquitlam, North Vancouver, Delta, New Westminster and Port Coquitlam.

What are your hours?

Monday to Saturday, 7am to 7pm. Work can be booked early or late in that window so a bay or parkade entrance is out of use for as little time as possible.

Can you look after all the doors in a building or portfolio?

Yes. Scheduled maintenance can cover overhead, roll-up and parkade doors across several properties on one plan, with a written record for each door.

What should we send before the visit?

The address, door type and rough size, its age if known, the operator brand, and photos of the damage or the problem. That lets us bring the likely parts on the first trip.

Do you give prices over the phone?

Not as a fixed figure. We can explain what the job is likely to involve, then quote once we know the door, the damage and the parts needed.
