Downtown Vancouver skyline with the North Shore mountains, Vancouver
Roll-up door repair in Vancouver covers curtains jammed in their guides, dented or bent slats, doors that won't stay up or are hard to lift, bent bottom bars, worn weather strips, rust near the water, and motors that hum without moving the curtain. Most adjustments and slat repairs take a few hours. A new curtain takes longer. We also service storefront grilles and security shutters.
- A hard-to-lift roll-up door usually has low spring tension or dirty, bent guides
- Standard-profile slats can often be replaced one at a time
- Salt air near the water rusts guides, slats and fasteners faster
- Many manual roll-up doors can be motorized if the curtain and barrel are sound
- Grilles and shutters over windows and counters are serviced too
Signs a rolling door needs work
Rolling steel doors are simple, but they don't forgive neglect. These are the faults we're called for most.
- The curtain jams in its guides and won't go up or down
- Slats are dented or bent after a cart, pallet or vehicle hits them
- The door is hard to lift by hand or won't stay open
- The bottom bar is bent or the weather strip has worn through
- Guides and slats are rusting, common near the water
- The motor hums but the curtain doesn't move
Forcing a jammed curtain usually bends more slats. Leave it and call it in with a photo of where it's catching.
Repairing slats, guides and tension
A lot of rolling doors come back with an adjustment. When a door is hard to lift, the spring tension inside the barrel has usually dropped, or the guides are packed with dirt or bent. We clean and straighten the guides, reset the tension and check that the curtain winds evenly.
Damaged slats can often be replaced individually if they're a standard profile. When a curtain is badly bent or rusted through, replacing it as a whole is sometimes the better option, and we'll show you why.
Bottom bars and weather strips are swapped when they no longer meet the floor. On motorized doors we check the operator, limits and safety controls along with the curtain, since a binding door is often what wore the motor out.
What sets the cost and time
We don't post prices, because rolling doors range from a small counter shutter to a wide warehouse curtain. A quote depends on the door width and height, how many slats are damaged, whether the profile is standard, the state of the barrel and spring, and whether a motor is involved.
Most adjustments and slat repairs take a few hours. A full new curtain takes longer and may need parts ordered. For storefronts we can plan the work before opening or after closing so the shop isn't left exposed.
What we clean
- Overhead doorsWe repair sectional overhead doors on shops, warehouses, service bays and industrial units: broken springs and cables, bent sections and track, worn rollers and hinges, and doors knocked off track by a truck or forklift.
- Parkade doorsWe repair the overhead doors and gates at strata and commercial parkade entrances: the door, its operator, safety edges and photo eyes, and the receiver that the fobs and remotes talk to
- OperatorsWe repair and install the motors that run commercial overhead doors: trolley, jackshaft and hoist operators, wall controls, photo eyes and safety edges
- MaintenanceWe service commercial overhead, roll-up and parkade doors on a schedule: lubrication, spring and cable checks, balance and safety tests, and small repairs before they stop the door
Questions we get
Can you replace only the damaged slats?
Often, if the slats are a standard profile. Curtains that are badly bent or rusted through are sometimes better replaced as a whole.
Why is our roll-up door so hard to lift?
Usually the spring tension has dropped or the guides are dirty or bent. Adjusting the tension and cleaning the guides fixes many doors.
Do salt air and rain cause problems for rolling doors?
Yes. Near the water, guides, slats and fasteners rust faster. Regular cleaning and lubrication slows it down.
Can a manual roll-up door be motorized?
Many can, if the curtain and barrel are in good shape. An operator sized for the door is added along with safety controls.
Do you service storefront security shutters?
Yes, including grilles and shutters that close over windows and service counters.
The motor runs but the curtain won't move. What's wrong?
It can be a binding curtain, a failed drive part or a limit problem. We check the curtain and guides first, since a door that drags is often what strains the motor.
