Roll-up door repair in Vancouver covers curtains jammed in their guides, dented slats, doors that won't stay up or are hard to lift, bent bottom bars, worn weather strips and motors that hum without moving the curtain. Most adjustments and slat repairs take a few hours. Vancouver's long wet season is the main enemy, because damp guides collect grit and the bottom strip wears where water sits.
- A roll-up that is hard to lift usually needs spring tension adjusted or its guides cleaned.
- Standard-profile slats can often be replaced without a new curtain.
- Months of rain from October to April wear bottom strips and leave grit in the guides.
- Storefront shutters and counter grilles are repaired the same way as larger rolling doors.
Storefront shutters on Vancouver's commercial streets
Many Vancouver shops close up behind a rolling shutter or grille at night, from Mount Pleasant to Kitsilano to Renfrew-Collingwood. These doors go up and down every day, often by hand, and they sit out in the rain.
The common faults are a shutter that drags in its guides, one that won't stay up, and a bottom bar bent from being pulled down hard or hit by a cart. We clean and adjust the guides, set the spring tension so the curtain balances, and straighten or replace the bottom bar. If the lock no longer lines up, we adjust or replace it.
Warehouse and storage doors
Larger rolling steel doors on warehouses and storage units take impacts from forklifts and vehicles. A dented slat can catch in the guide and jam the whole curtain. Standard-profile slats can usually be swapped on their own. Badly bent or rusted curtains are sometimes better replaced as a whole, and we will tell you which makes more sense.
If a motorized door hums but the curtain doesn't move, stop pressing the button. The motor, brake or a jammed curtain can all cause it, and running it again can make the damage worse.
What goes into a quote
The quote depends on the door's width and height, the slat profile, how many slats are damaged, whether the door is manual or motorized, and whether a new curtain is needed. Photos of the door, the guides and the bottom bar help us bring the right parts.
We work Monday to Saturday, 7am to 7pm, and can usually come before a shop opens. We also cover North Vancouver, Burnaby, Richmond and New Westminster.
What we see in Vancouver

- Most of Vancouver's rain falls between October and April, which wears bottom strips and fills guides with grit.
- Shops across Mount Pleasant, Kitsilano and Renfrew-Collingwood often close behind rolling shutters that run every day.
- Damp weather year-round means guides and slats need cleaning and lubrication more often than in drier places.
- Cold snaps are rare, but they make tired springs and stiff curtains show up quickly.
Questions we get
Our shutter is getting harder to lift every week. What is wrong?
Usually the spring tension has dropped, or the guides are dirty or bent. Adjusting the tension and cleaning the guides fixes many doors.
Can you replace only the dented slats?
Often, if the slats are a standard profile. A curtain that is badly bent or rusted along its length may be better replaced as a whole.
Do you repair the grilles that close over our counter?
Yes. Counter grilles, window shutters and storefront security shutters are all repaired.
Can our manual roll-up be motorized?
Many can, if the curtain and barrel are in good shape. We fit an operator sized for the door, along with safety controls.
Can the repair be done before we open?
Often. We work Monday to Saturday from 7am, so most storefront repairs can be done before customers arrive.
