Commercial and Strata Door Repair in Vancouver
A big share of Vancouver lives in strata buildings, and their parkade doors run from first thing in the morning to late at night. We repair those doors, plus the bay doors and shutters on the city's shops and service buildings.

Our Vancouver commercial door service covers parkade doors and gates for condo buildings in areas like Kitsilano, Mount Pleasant and Marpole, sectional bay doors, rolling steel storefront shutters, operators and scheduled maintenance. Vancouver's long wet season from October to April wears rollers and bottom seals, and cold snaps break springs. We work Monday to Saturday, 7am to 7pm, timed around residents and deliveries.
- Condo parkades run commercial doors and gates managed by the strata
- Rain from October to April wears rollers and bottom seals
- Cold snaps bring a jump in broken springs, even in a mild winter
- Tight lane access means staging the work is planned ahead
- Storefront shutters and bay doors are serviced as well
Parkade entrances in high-rise and low-rise strata
Vancouver has a large stock of high-rise and low-rise condos, from towers to older low-rises in Kitsilano, Mount Pleasant and Marpole. The parkade door is usually the busiest moving part in the building. It cycles every time a resident leaves or returns, and when it fails it either traps cars inside or leaves the garage open.
We repair the door, its operator, the safety edges and photo eyes, and the receiver the remotes and fobs talk to. If a part has to be ordered, the door can usually be set to stay closed or run manually so the parkade stays secure. Quotes go to the council or the property manager, and we can give you a short notice for residents about when the door will be down.
Wet months and cold snaps
Vancouver is mild, but it's wet. Most rain falls from October to April, and on the west side the mature street trees in Kerrisdale, Dunbar and Point Grey keep driveways and ramps damp long after the rain stops. That damp wears rollers and bottom seals all year, and a torn seal on a ramp door lets water run straight into the parkade.
Frost only shows up on a handful of nights each winter, but those cold snaps still bring a jump in broken springs on busy doors. A maintenance visit before the wet season is a good time to check springs, rollers and seals.
Shops, service bays and tight lanes
Along the commercial streets in Hastings-Sunrise, Renfrew-Collingwood and Riley Park, the doors we see are rolling steel shutters over storefronts, service counters and small bay doors. Many of them are reached from the lane, and tight lane access makes repairs and door replacements harder to stage. We plan the vehicle, parts and timing ahead so the lane and the business aren't blocked longer than needed.
We also work in Burnaby, Richmond, New Westminster and North Vancouver if you manage buildings across the line.

Questions we get
Do you repair parkade doors for Vancouver condo buildings?
Yes. We repair the parkade door, operator, safety devices and receiver, and plan the work with the strata council or property manager.
Can the parkade stay secure while we wait for parts?
Usually. The door can be set to stay closed or run manually until the repair is finished.
Why do our door springs break in winter when it barely freezes?
Even short cold snaps put extra stress on springs that are already near the end of their life. Busy parkade and bay doors reach that point sooner.
Our door is only reachable from a narrow lane. Is that a problem?
It just takes planning. We arrange the vehicle, parts and timing ahead so the lane is blocked as briefly as possible.
Do you service roll-up shutters on Vancouver storefronts?
Yes, including grilles over windows and counters. Work can be booked before opening or after closing.
Which Vancouver neighbourhoods do you cover?
All of them, including Kitsilano, Mount Pleasant, Kerrisdale, Dunbar, Hastings-Sunrise, Marpole, Point Grey, Killarney, Renfrew-Collingwood and Riley Park.
