About Vancouver Overhead Door
We're a commercial door company. We work for property managers, strata councils, facility and warehouse managers and business owners, and we don't take house garage work.

Vancouver Overhead Door repairs and maintains commercial overhead doors, rolling steel doors, parkade doors and gates, and door operators across Metro Vancouver. We work only on commercial and strata properties, Monday to Saturday from 7am to 7pm, and we plan each job around deliveries, tenants and residents so a door is out of use for as little time as possible.

Who we work for
Our customers manage buildings, not houses. That means strata councils with a parkade entrance that dozens of residents rely on, property managers with doors across several sites, warehouse and facility managers whose shipping doors cycle all day, and business owners with a storefront shutter or a service bay.
Those doors are heavier and busier than residential ones, and when they stop, a building can't run normally. Keeping to commercial work lets us stock the right parts and plan the work the way these properties need.
How we work
We try to keep every job simple for the person managing it.
- We ask for the door type, size, operator brand and photos up front, so the first visit is useful.
- We plan the timing around the building: before the first delivery, after the shop closes, or outside the parkade rush.
- If a part has to be ordered, we secure the door so the building isn't left open.
- We explain what's wrong and what the fix involves before we start, and say when replacing a door makes more sense than repairing it.
- For strata buildings, quotes can go to the council or the manager, and we can help with a notice to residents.
Where we work
We cover Vancouver, Burnaby, New Westminster, Richmond, Delta, Surrey, Langley, Coquitlam, Port Coquitlam and North Vancouver. Across those cities the buildings differ: condo towers and parkades in the city centres, low-rise strata and walk-ups, shops and storage units, and larger shop doors further out. Damp winters, salt air near the water and cold snaps inland all wear doors in different ways, and we take that into account when we suggest repairs or a service schedule.
What we clean
- Overhead doorsWe repair sectional overhead doors on shops, warehouses, service bays and industrial units: broken springs and cables, bent sections and track, worn rollers and hinges, and doors knocked off track by a truck or forklift.
- Roll-up doorsWe repair rolling steel doors and roll-up shutters on storefronts, warehouses, storage units and service counters: slats, guides, bottom bars, spring tension, locks and the motors that run them.
- Parkade doorsWe repair the overhead doors and gates at strata and commercial parkade entrances: the door, its operator, safety edges and photo eyes, and the receiver that the fobs and remotes talk to
- OperatorsWe repair and install the motors that run commercial overhead doors: trolley, jackshaft and hoist operators, wall controls, photo eyes and safety edges
- MaintenanceWe service commercial overhead, roll-up and parkade doors on a schedule: lubrication, spring and cable checks, balance and safety tests, and small repairs before they stop the door
Questions we get
Do you work on residential garage doors?
No. We work only on commercial and strata doors and their operators.
What kinds of doors do you service?
Commercial sectional overhead doors, roll-up and rolling steel doors, storefront grilles and shutters, parkade doors and gates, and the operators that run them.
When can you work?
Monday to Saturday, 7am to 7pm. We plan the time within those hours so the door is out of use as briefly as possible.
Can you handle several properties for one manager?
Yes. Doors across several buildings can go on one maintenance plan with one point of contact and written records for each door.
How do you price jobs?
Each job is quoted once we know the door, the problem and the parts. We don't publish prices because commercial doors vary too much for a list to be accurate.

Advice
- What a fall service visit should cover on commercial and parkade doorsA plain checklist for property managers and strata councils in Vancouver: what a fall door service should test, adjust and write up before the cold and wet months.
- Why overhead door springs and cables fail in the first cold snapsCold mornings finish off springs and cables that were already worn. Here is why it happens on busy commercial doors in Surrey, and what to do when one breaks.
- What to do when the parkade door is stuck open or keeps reversingA step-by-step guide for Burnaby strata councils and property managers when the parkade door won't close, reverses on its own, or leaves the building unsecured.
- Keeping roll-up doors and shutters working through a wet, salty winterDamp air, wind off the water and a high water table are hard on rolling steel doors in Richmond. What to clean, check and fix before the worst of the winter.
