Surrey Roll-Up Door Repair
Surrey's warehouses, storage units and storefronts run a lot of rolling steel doors. We repair the curtain, guides, spring tension, bottom bar, locks and motor so the door opens cleanly again.
Surrey City Centre towers and SkyTrain guideway, Surrey
For roll-up door repair in Surrey, we fix jammed curtains, dented or bent slats, doors that won't stay up, worn bottom weather strips, locks and motors that hum without moving. Vehicles in busy yards cause most slat damage, and cold nights in Cloverdale and Clayton stiffen curtains and expose weak springs. Most adjustments and slat repairs take a few hours.
- Dented slats from vehicle impacts are the most common roll-up damage in Surrey.
- Cold snaps expose weak spring tension, especially inland in Cloverdale and Clayton.
- A jammed curtain should not be forced with the motor.
- Standard-profile slats can usually be replaced individually.
Slats bent by vehicles
Surrey has a lot of trucks, trailers and RVs moving around tight yards and parking areas, and rolling steel doors take the hits. A dent in one slat is enough to catch the curtain in its guides.
If the door jams, stop. Running the motor against a jammed curtain can bend more slats or damage the guides. We free the curtain, replace the damaged slats, and straighten or replace bent guides. When the curtain is bent along much of its height, a new curtain may cost less than patching it.
Doors that won't stay up
A rolling door is balanced by springs inside the barrel. When the tension drops, the door gets heavy to lift by hand or creeps down after opening. Surrey's cold snaps make this show up, and inland areas like Cloverdale and Clayton Heights see colder nights than the rest of the city.
We adjust the tension, clean and lubricate the guides, and check the bottom bar and weather strip. A worn strip lets rain and wind under the door, even though Surrey sees less rain than Vancouver.
Motors, locks and getting a quote
On motorized doors, a motor that hums but doesn't turn the curtain points to a brake, a jammed curtain or a failing motor. Manual doors with good curtains and barrels can often be motorized.
The quote depends on the door size, the slat profile, how much is damaged and whether it is manual or motorized. We work Monday to Saturday, 7am to 7pm, and also serve New Westminster, Port Coquitlam, Coquitlam and Burnaby.

Questions we get
A van backed into our roll-up and now it jams. Can it be fixed?
Usually. We free the curtain and replace the dented slats if they are a standard profile. A curtain that is bent along most of its height may need replacing.
Why does our roll-up creep down after we open it?
The spring tension has likely dropped. Adjusting the tension and cleaning the guides usually fixes it.
The motor hums but nothing moves. Should we keep trying?
No. A jammed curtain or a failing brake or motor can cause it, and repeated tries can make the damage worse. Call us instead.
Can you service a row of storage unit doors?
Yes. Each door is checked for tension, guide condition, slats and the bottom bar, and repaired as needed.
Can you add a motor to a manual door?
Often, if the curtain and barrel are in good shape. We add an operator sized for the door along with safety controls.
