Garage door opener repair in Vancouver usually costs $150–$400, depending on the part, and takes about 1 to 2 hours. Common fixes are safety sensors knocked out of line, stripped drive gears, failed logic boards and limit settings that drift. On older lane garages in Kitsilano, Dunbar or Renfrew-Collingwood, we check the door and springs first, because a dragging door wears out an opener fast.
- A humming opener with a door that won't lift often means a broken spring
- Openers made before 1993 lack safety reversing sensors and are better replaced
Why openers on Vancouver lane garages wear out
A lot of Vancouver detached homes have a single-car garage off the lane, and many of those still run an original or very old door. When that door sticks or drags, the opener has to push harder on every cycle. Gears strip, the motor runs hot, and the force setting gets turned up until the safety reverse stops working properly.
So on a lane garage in Hastings-Sunrise or Riley Park, we start with the door. We lift it by hand with the opener released, check the springs and look for binding in the track. If the door is the real problem, we tell you before replacing opener parts that would wear out again.

Symptoms we fix and what usually causes them
- Door goes down, then right back up. Safety sensors near the floor are dirty, blocked or out of line. Damp weather and a bumped track bracket are frequent causes.
- Hums but the door doesn't move. A stripped drive gear or a broken spring. Stop pressing the button if a spring is broken.
- Only closes while you hold the wall button. The opener has given up on the sensors. Usually alignment or wiring.
- Lights blink and nothing happens. The unit is reporting a fault, often sensors or the logic board.
- Stops part way. Limit or force settings, or a door that binds at one spot.
- Works some days and not others. Loose wiring, a failing board or a spring near the end of its life.
Repair or replace an older Vancouver opener
A sensor realignment or a gear kit is worth doing on most openers. A logic board or motor on a unit that is many years old is a different call, and replacing the opener can make more sense at that price. Openers built before 1993 don't have the safety reversing sensors and we recommend replacing those.
Many garages rebuilt alongside new laneway houses already have modern openers, and those usually need small fixes. Tight lane access can make the visit slower to stage, so let us know about parking when you book. Tell us the brand and rough age of the opener too, so the right parts come on the first trip.
What we see in Vancouver
- Detached garages off the lane are often older single-car buildings with original doors that drag and strain the opener.
- Garages rebuilt with laneway houses in areas like Mount Pleasant and Killarney usually have modern openers that need only small repairs.
- Condo parkade gates are run by the strata as commercial equipment, so we work on houses, townhouses and lane garages rather than parkade gates.
- Damp months on the west side wear rollers and bottom seals, which adds drag the opener has to fight.
- We also repair openers in North Vancouver, West Vancouver, Burnaby and Richmond.

Questions homeowners ask
Why does my door reverse right after it touches the floor?
Most of the time the safety sensors near the floor are out of line, dirty or blocked. A close force or travel limit set wrong can do the same thing. We test both and adjust them.
My opener hums but the door stays shut. What should I do?
Stop pressing the button. A humming opener usually has a stripped drive gear or is trying to lift a door with a broken spring, and running it can damage it further.
Can I get my car out if the opener dies?
Pull the red emergency release cord and lift the door by hand. If it feels very heavy, a spring may be broken. Don't force it; call us instead.
Is it worth fixing the opener on an old lane garage?
For sensors or a gear kit, usually yes. If the opener predates 1993, or the door itself drags badly, replacing the opener or fixing the door first is the better spend.
What should I tell you when I book?
The opener brand and roughly how old it is, what the door is doing, and how we get to the garage. Lane access and parking matter in Vancouver.
