Garage door opener repair in Burnaby typically runs $150–$400 for the part and labour and takes about 1 to 2 hours. In split-levels on Capitol Hill, Burnaby Heights and the South Slope, the opener often sits right under a bedroom, so grinding and rattling get noticed early. We fix sensors, gears, logic boards and limit settings, and check springs on older 1960s to 1980s doors.
- Steep driveways can throw off travel limits and sensor alignment
- Heavy insulated doors on new builds need the opener's force set correctly
Noisy openers in Burnaby split-levels
In a lot of post-war homes and split-levels around the Heights and Capitol Hill, the garage sits under a bedroom or the living room. A worn opener announces itself there. Grinding usually comes from stripped or dry gears, and rattling from a loose chain or worn rollers on the door.
We replace worn gear sets, tighten and lubricate the drive, and check the door for rough rollers that add to the noise. If the opener is old and loud even when it works, we can quote a quieter belt-drive replacement so you can compare it with the repair.

Steep driveways, sensors and limits
Steep driveways in Capitol Hill and the Heights often meet a garage floor that isn't level. The door can touch down on one side first, which the opener reads as an obstruction. The result is a door that goes down and comes right back up, or stops short and leaves a gap.
The fix is usually a careful reset of the travel limit and close force, plus realigning the safety sensors. If the bottom seal is worn and letting rain in, we can look at that during the same visit.
Big doors on Burnaby new builds
Many older Burnaby homes have been replaced with larger houses that have double or triple garages and heavy insulated doors. Those doors put real load on the opener. When an opener on one of them starts to strain or stops partway, we check that the springs are balanced before touching the opener. A door that is hard to lift by hand will wear out any opener.
Repairs typically take 1 to 2 hours. Tell us the opener brand and age when you book so the right parts come along.

Questions homeowners ask
Why is my opener so loud in the bedroom above the garage?
Worn gears, a loose or dry chain and worn door rollers are the usual sources. Replacing the gears and tuning the drive often quiets it. If the unit is old, a belt-drive replacement may be the better choice.
My door comes back up as soon as it closes. Is that the slope?
It can be. On a sloped floor the door may touch down unevenly. Misaligned or dirty sensors and a wrong close force are also common. We check all three.
The opener hums and the door won't move. Can I keep trying?
No. A stripped gear or a broken spring is likely. With a broken spring the opener can't lift the door, and pressing the button again can damage it.
Can I open the door by hand during an outage or failure?
Yes, pull the red emergency release cord and lift. If the door is very heavy, stop, because a spring may be broken.
Is an older opener worth repairing?
For sensors or a gear kit, usually. Openers from before 1993 lack safety reversing sensors and are better replaced.
