Garage Remote, Keypad and Smart Opener Setup in Vancouver
Vancouver houses change hands and tenants often, and laneway homes and basement suites mean more people share one garage. We program, replace and clear remotes and keypads.
- Most remote and keypad jobs cost $100–$300 with the device
- Programming takes 30 minutes to 1 hour

Garage remote and keypad programming in Vancouver usually costs $100–$300 including the device, and takes 30 minutes to 1 hour. We pair new remotes and outdoor keypads, set up car buttons, add smart controllers so you can check the door from your phone, and clear lost or old remotes from the opener's memory. That last one matters when a suite tenant or laneway occupant moves out in Kitsilano, Mount Pleasant or Riley Park.
- A weak battery is the usual reason a remote only works up close
- Smart controllers need a usable Wi-Fi signal in the garage
Shared garages, tenants and lost remotes
Basement suites and laneway houses are common on both sides of Vancouver, and a lot of them share the main house's garage or lane parking. When a tenant moves out or a remote goes missing, you can't be sure who still has access.
The fix is simple. We clear the opener's memory, which erases every paired remote and keypad, and then pair the ones you still have. It's also the first thing to do when you buy a house. If none of the remotes that came with the house work, we'll program new ones.

Keypads, car buttons and range problems
Remote only works right outside the door. A weak battery is the usual cause. LED bulbs in the opener and some other electronics can also interfere with the signal.
Keypad stopped working. Often a battery or a keypad that lost its pairing. Old keypads exposed to years of damp can fail outright, and we replace them.
Car button won't pair. Newer openers use rolling-code systems, and some cars need an adapter. The steps differ by car and opener brand.
Universal remotes work with many openers, but not all. Tell us the opener's brand and model so we bring the right one.
Smart controllers for lane garages
A smart controller lets you open the door and check whether it's closed from your phone. Many openers made in the last 15 to 20 years can take one, but compatibility varies by brand and model.
The bigger question in Vancouver is Wi-Fi. Detached garages off the lane can sit a long way from the router, and the signal may not reach. Check your phone's Wi-Fi in the garage before booking. Garages rebuilt with new laneway houses often have modern openers that already support phone control and just need setting up.
What we see in Vancouver
- Basement suites and laneway houses in Kitsilano, Mount Pleasant and Renfrew-Collingwood often share a garage, so clearing old remotes when tenants change is worth doing.
- Detached garages off the lane can be far from the house Wi-Fi, which affects smart controller setup.
- New garages built with laneway houses often have modern openers ready for phone control.
- Condo parkade gates are run by the strata, so their fobs and remotes go through building management, not us.
- We also serve North Vancouver, West Vancouver, Burnaby and Richmond.

Questions homeowners ask
A tenant moved out with a remote. Can I stop it working?
Yes. Clearing the opener's memory erases all paired remotes and keypads. Then we pair the ones you still have.
Why does my remote only work right outside the door?
A weak battery is the most common reason. LED bulbs in the opener and some electronics can also interfere.
Will a smart controller work in my detached lane garage?
It depends on the opener and the Wi-Fi. Many openers from the last 15 to 20 years can take one, but the garage needs a usable signal.
What does remote or keypad programming cost?
Most remote and keypad jobs run $100–$300 including the device. Smart controller installs depend on the opener and Wi-Fi coverage.
We just bought the house and nothing works. Can you help?
Yes. We clear the old codes and program new remotes and a keypad, usually in under an hour.
