Delta Garage Door Installation: Ladner, Tsawwassen, North Delta

Salt air near Boundary Bay, wind off the water and a lot of older doors on ranchers and split-levels keep us busy replacing garage doors across Delta.

  • Near the water, fresh springs, cables and tracks with the new door replace hardware that salt air has rusted.
  • A good bottom seal stops wind-driven rain on exposed lots in Ladner and Tsawwassen.
  • North Delta split-levels often have living space over the garage, which makes insulation worth it.
The short answer

New garage door installation in Delta covers Ladner, Tsawwassen, North Delta, Sunshine Hills and the homes along Boundary Bay and Beach Grove. We measure, check the opener and quote on site before anything is booked. Most installs take a single visit of around half a day. The old door, springs and tracks are taken out and hauled off, the new door is hung and balanced, and your opener is reconnected or replaced so it all runs together.

  • Strata approval is less common here than in most Metro cities, but townhouse owners still need it.

Salt air and wind near Boundary Bay

Ladner and Tsawwassen are drier and sunnier than much of the Lower Mainland, but they sit open to wind off the water. Homes in Beach Grove, Boundary Bay, English Bluff and parts of Tsawwassen also live with salt air, which rusts springs, cables and track hardware through the year.

When we replace a door here, every piece of the old hardware goes: door, springs and tracks. The new door goes up on fresh track, with new springs set to its weight. That gives you a clean start instead of a new door on corroded parts.

Wind is the other issue. It pushes rain under a worn bottom seal and into the garage. A new door comes with a new seal fitted to your floor, which is often the first thing owners notice after the install.

Ranchers in Ladner, split-levels in North Delta

Delta's housing splits in two. Ladner and Tsawwassen have many ranchers and two-storey homes on flat land, a lot of them with older doors and openers that have done their time. North Delta, Sunshine Hills, Annieville and Scottsdale are mostly 1960s to 1980s split-levels and basement-entry homes on hillside lots.

On a split-level, the garage often sits under the living room or a bedroom. An insulated door there keeps the room above warmer and cuts the noise of the door running. For a detached garage used for storage, an uninsulated door is usually enough.

Most Delta homes are not in a strata, so you can usually choose the style you like. Newer townhouses in Ladner and Tsawwassen are the exception: check with the strata first.

From quote to finished door

  1. Visit and measure. We look at the opening, the floor, the old hardware and the opener.
  2. Repair or replace. If your door is sound and parts are still made, we tell you a repair is the better buy.
  3. Quote. Price depends on size, style, insulation, windows, hardware and whether the opener stays. You get it on site.
  4. Install. Usually one visit of about half a day. The old door leaves with us.
  5. Test. We balance the door, set the opener and run it several times before we go.

We book Mon–Sat, 7am–7pm.

FAQ

Questions homeowners ask

Should I replace the door or just the rusty springs?

If the door itself is sound and parts are available, replacing springs and hardware is usually the better buy. If the panels are rotting, dented beyond repair or no longer made, or the door has no insulation, a new door makes more sense.

Do you haul away the old door?

Yes. The old door, springs and tracks are removed and taken away during the install.

Can my rancher's old opener run the new door?

It can if it is in good condition and suits the new door's weight. Many older Ladner openers are worn out, and we say so plainly at the quote.

My North Delta garage is under a bedroom. Insulated or not?

Insulated. It keeps the room above warmer and quieter. Uninsulated doors suit detached garages used for storage.

Do I need strata permission in Delta?

Only if you live in a strata, such as one of the newer townhouse complexes. Many set door style and colour, so get approval and we will quote to match.

How long does installation take?

Most single and double doors are done in one visit of about half a day.
