Richmond Overhead Door Repair for Commercial and Strata Buildings
Richmond's damp air and high water table are hard on door hardware. We repair sectional overhead doors on shops, warehouses, service bays and strata buildings across the city.
Steveston fishing village waterfront, Richmond
Commercial overhead door repair in Richmond is often about rust and water. Damp air off the Strait of Georgia and a high water table rust tracks, hinges and springs faster, and flat ground lets water pool at a door with a worn bottom seal. We also fix broken springs and cables, bent sections and doors hit by trucks or forklifts, in City Centre, Steveston and everywhere between.
- Damp air and a high water table rust tracks, hinges and springs faster than in drier cities.
- Flat lots let water pool at the door once the bottom seal wears.
- Large, heavy doors put more strain on operators, springs and cables.
- Cold snaps still bring spring breaks, even this close to the water.
What the damp does to door hardware
Richmond sits on flat delta land near sea level. The high water table keeps ground and concrete damp through the wet season, and the wind off the Strait of Georgia carries moist air into every bay. Tracks, hinges, springs and fasteners rust faster here.
Rust shows up first as a rough, noisy door and rollers that drag in the track. Left alone, it weakens springs and cable ends. We replace rusted rollers, hinges and springs, clean and adjust the track, and point out anything that is close to failing so you can plan for it.
Water at the door on flat ground
Because lots are flat, water has nowhere to go when it reaches the door. A worn or torn bottom seal lets it run into the bay, and a bent bottom section leaves a gap that wind pushes rain through.
We fit a new seal and check that the bottom section meets the floor evenly across the whole opening. On a damaged section we can usually replace just that section.
Repairs for larger, heavier doors
Large doors are heavier, and the springs, cables and operator all work harder. When a spring breaks on a big door, it can drop fast or stop half open, so keep people and vehicles clear. We replace springs and cables and rebalance the door so the operator isn't straining.
Pricing depends on the door size and age, the parts involved, and whether they are in stock. We work Monday to Saturday, 7am to 7pm, and also cover Delta, Vancouver, Burnaby and New Westminster.

- Cold snaps in winter still bring a round of broken springs.
Questions we get
Our tracks and hinges are rusting. Can they be repaired?
Yes. Rusted rollers, hinges and springs can be replaced and the track cleaned and adjusted. In Richmond's damp air, regular lubrication slows rust down.
Water pools at our loading door. What fixes it?
A new bottom seal, and sometimes a new bottom section if it is bent. On flat Richmond lots, a worn seal lets water straight into the bay.
The door dropped fast and now won't stay up. Can we still use it?
No. That usually means a broken spring or cable, and the door can fall. Secure it, keep people clear and call us.
Can you repair a door a forklift pushed off track?
Usually. Bent track, brackets and sections can often be replaced without a new door. If damage is widespread, a new door may cost less.
Do photo eyes go out of line here?
They can. Sensors knocked out of line are a common Richmond call. If the door reverses for no reason, the eyes are one of the first things we check.
